The client bought the corner stand in Block 290 with a clear brief: a three-storey family home, basement entertainment level, swimming pool, and a north-facing living wing that opened the full width of the stand. They had two non-negotiables — the design had to honour the SANS 10400-XA energy compliance they would need to pass at final inspection, and they wanted the architect who drew the plan to be the one on site.
Why those two? Because the previous two architects they had spoken to gave them renderings and an "approximate" quote. By the time the contractor opened the wall, the design had drifted. They didn't want that. They wanted one hand, one plan, one build.
Designed for compliance, drawn for buildability
32 windows. 36.65 m² of safety glass. The answer was no, the line stayed, the build stayed on plan. The plan passed first time at submission.
