The client approached Makena with a new build on a stand they had owned for years. They needed a build that honoured the architectural intent down to the last detail — every fenestration line, every transition between materials, every sight-line from inside to out. The drawings had already been through plan examination; the brief was to build them as drawn, not as reinterpreted on site.

SANS 10400-A, -K, -T compliance was designed in from the first sketch — not bolted on after the inspector's first visit. The result: a build that matched the plan, and a plan that passed first time.

Delivered in 7 months. 245 m² of finished space, fully compliant with SANS 10400-A, -K, -T. The client moved into a home that matched the plan, the budget, and the brief — with the full fenestration schedule, material specifications, and as-built compliance certificate in the keys-and-pack.
